The real estate agent as well as the buyer will receive documentation from our office as soon as we receive the executed contract from Asset Manager (There are 3 in SC: PEMCO, HomeTelos & Ofori, Inc.). Until we receive the executed contract from the AM, our office will not be able to provide any information about a specific closing. You will need to refer to the website www.hudhomestore.com for all contract information.
Once you receive the documentation from our office, please contact our office at your earliest convenience. We will need the marital status of the buyer as well as all lender contact information (if applicable). This will help expedite the closing process as well as provide our office with essential and correct information.
Once we have our title search and have review it for any and all problems, the closing secretary will contact you to schedule the closing date. All closings have to be scheduled at least 5 days in advance. For lender closings, the closing package must be received from the lender at least 5 days in advance. This allows proper time for preparation and approval from HUD.
We will not perform a dry closing. All closings must be table funded. We have to have the lender funds for closings via wire or cashier's/certified check made payable to Battaglia Law Office, prior to the closing. All funds brought to closing by the buyer must also be certified funds payable to Battaglia Law Office, LLC.
